Renting out a cooperative apartment (bostadsrätt) in Stockholm requires three things: consent from the housing association, a rent that holds up if challenged, and a contract under the Private Rental Act that took effect on 1 July 2026. This guide explains each step for owners who live abroad, have relocated or prefer to rent in English.
Step 1: Get consent from the housing association
All subletting of a bostadsrätt requires consent from the association’s board. Common reasons that are accepted include work or studies elsewhere, trying out living with a partner, or a planned sale. If the board says no, you can apply to the Rent Tribunal (hyresnämnden), which can grant permission if you have a reason and the association has no justified objection.
Step 2: Set the right rent
Since 1 July 2026, rent is freely agreed. The tenant can ask the Rent Tribunal to lower it if it is substantially higher than what is normally charged for similar privately rented homes. Size, condition, furnishing and exact location matter most. You can get an estimate with our rent calculator.
Step 3: Choose the contract
- Fixed-term: ends when the period runs out. The tenant can always give three months’ notice.
- Until further notice: both parties have three months’ notice.
Under the Private Rental Act the tenant has no security of tenure, so the home comes back to you when the contract ends.
Step 4: Screen the tenant
Check identity, employment, income and references. Many tenants in central Stockholm are employees relocating with their company, which often means the employer stands behind the contract.
Step 5: Document and hand over
Make an inventory list with photos, agree on a deposit (one month’s rent is common) and carry out an inspection at move-in and move-out.
Tax
You declare the surplus after a standard deduction of SEK 40,000 per year and the part of the monthly association fee that covers the rental period. The surplus is taxed at 30 per cent. If you live abroad, check with the Swedish Tax Agency how to declare.
Frequently asked questions
Do I need the housing association’s consent?
Yes. Subletting a condominium (bostadsrätt) always requires the board’s consent, which should be in place before you advertise.
How much rent can I charge?
Since 1 July 2026 the rent is freely agreed, but the tenant can ask the rent tribunal to lower it if it is significantly higher than for similar privately let homes. Our rent calculator gives you an estimate in under a minute.
What notice period applies?
For open-ended leases, the notice period is three months for both parties.
